When my parents’ ancient fuse box died at 6pm, Steve came out immediately. He returned the next day at 9:30 on the dot (as promised) to fit a new fuse box. He also took the time to advise on other areas needing attention in a wholly constructive and considered manner. Friendly, knowledgeable and efficient service throughout. What is an EICR?

An Electrical Installation Condition Report – or EICR for short – is an official document which certifies that the wiring in your property is safe and fit for purpose. It must be carried out by someone who is qualified and competent.

For landlords renting their property to domestic tenants, it is now a legal obligation to obtain an EICR prior to the commencement of a new tenancy. It can also help business owners stay on the right side of the Health and Safety at Work Act (1974) and Electricity at Work Regulations (1989).

Those who own their own home are not legally required to hold a valid EICR. Nonetheless, it’s highly advisable at least once every ten years to ensure that the wiring in your home or workplace does not represent a fire risk and can cope with the demands of its occupants.

What does an EICR test for?

An EICR will inspect and test every aspect of your property’s electrical wiring, including all interior and exterior systems. This includes everything from mains cables and circuit boards to switches, sockets and spurs. Please note that it will be necessary to turn off the power to the property while the test is in progress.

Who can issue an EICR certificate?

The regulations in the UK stipulate that EICR tests must be carried out by trained electricians. Although accreditation from a recognised governing body is not essential, it’s certainly a hallmark of excellence. All of our engineers are NAPIT approved, so you know your EICR is up to scratch when you contract our services.

How long does an EICR certificate last?

For rental properties, the law states that an EICR certificate is valid for a maximum of five years. Having said that, it’s advisable to commission a new report at the beginning of each new tenancy to give both parties complete peace of mind. In terms of commercial sites, we’ll be able to recommend a date for your next test based on what we find.

Can my property fail an EICR?

Yes, it is possible that your property may not receive EICR approval if there is a serious issue with any aspect of its electrical systems.
